Outdated and poorly operated strip centers attract sub-optimal tenants at below market rates.



Our Solution


We use a thoughtful approach to updating centers through façade improvements, lighting, and public art. This attracts better tenants and greater customer traffic to the property.

Our projects go well beyond what you can see on the surface— but we want to share the shiny bits that stand out and make a real human impact. Of course, this work can only happen with great partnerships.

Be The Change not only started my muralist career, it taught me that art breaths life into communities (even when it's created in below freezing temps!) At the time of production, the building was vacant. Soon after the mural was completed, a preschool leased the space. While this is a message for everybody, I am glad that these young students will be reminded that they can make a difference.

I painted this mural toward the end of lockdown. The flowers felt like a celebration of life and growth, after such a difficult time. I grew up in Irving, and was able to hire students from Booker T. Washington HSPVA to assist. I am humbled that I had the opportunity to paint in my hometown and inspire a new generation of artists. The experience was equally rewarding and beautiful.
