A 19,500-square-foot shopping center which was at the time of our purchase only 31% occupied. The seller had owned the property since the early 90s and was satisfied with his long-term lease with On The Border as his only tenant. After purchasing the property in August 2018, we completely renovated the exterior and brought the occupancy to 90%.
The Result: Our strategic redevelopment attracted diverse tenants and achieved high-teens cash on cash returns, effectively transforming an underperforming asset into a thriving commercial hub.
